The UK in recent years has seen a massive growth in the levels of personal debt and thanks to increases in secured loans corresponding to a strengthening of the housing market; it does not appear to be slowing down. Recent figures from Creditaction show that since the end of 1993, when debt levels were around the £400bn level, they have now risen to an astounding £1148bn, and it is growing at a rate of 10.2% per annum, or £100bn over the last year alone.
Mortgage loans currently make up about 83% of the total personal debt level following a 10.3% (£956.3bn) increase over the past year. Both the Bank of England and the Royal Institution of Chartered Surveyors (RICS) have reported a pick up in the property market compared with the previous 12 months. The RICS have seen increases in mortgage approval figures, as well as the number of prospective buyers making enquiries. A spokesman for RICS, commenting on the housing market, stated they believed, “2006 will see the first annual rise in activity since 2002, after three consecutive years of decline”. International property consultant, KingSturge (http://www.kingsturge.co.uk/) is more cautious however, predicting a modest 3% UK residential growth in 2006, while chief economist for the Halifax, Martin Ellis, stated, “Another year of below trend economic growth and the continuing high level of house prices in relation to earnings… should curb housing demand and prevent a renewed bout of high house price increases in 2006″. This will come as good news for the many first time buyers who are struggling to get onto the first rung of the property ladder.
Consumer unsecured lending over the past 12 months has risen by 9.8%, which is less than the rate of secured loans. According to Bank of England figures, this represents a slight drop in monthly credit card spending levels from October to November. Growing fears about abilities to repay the debts are seen to have been a major contributing factor in the slowdown. According to Experian three in four Britons worry about financial pressures during the festive season with 20% still paying off the debts accrued over Christmas six months later.
The Creditaction report has however indicated that overall average consumer borrowing through credit cards, motor and retail finance deals, overdrafts and unsecured personal loans, rose to £4,121 per UK adult by the end of November 2005. The average UK household debt was approximately £7,776 (excluding mortgages) and £46,491 including mortgages, with the average sum owed by each UK adult at approximately £24,636 each (including secured loans).
The means of making payments in shops has also seen changes, with debit cards now overtaking credit cards as the most favored card method to account for two thirds of all plastic payments. The switch to debit cards means that shoppers gain tighter control of their spending without wracking up greater debts. There is still more that can be done to reduce unnecessary expenses however, with the average credit card APR at 15.75%. This is about 11% higher than the base rate, and much higher than many widely available cards as shown on the financial comparison site Moneynet (http://www.moneynet.co.uk/credit-card/index.shtml ).
Following on from a history of increasing personal insolvency rates in the UK, with the period from July to September being the worst on record, the recent figures make for welcome reading. However whilst the current trend seems to be progressing towards a more responsible attitude to personal debt from both lenders and borrowers, there is still much work and education that needs to be done.

As a sales trainer and mentor, it has been my experience that salespeople in general do not place enough focus on the true hourly value of their selling time, and thus, spend countless hours on tasks or activities that mean very little to their short or long term success.
Why?
In most cases, they don’t fully realize how much selling time they are actually wasting because they have never really kept track of their time expenditure, and don’t know how to figure out what their selling time is really worth.
It is my belief that the Salesperson that fully understands the importance of being productive during selling hours will almost always perform better than the Salesperson that ignores hourly worth (and time expenditure) all together.
To that end, this article is designed to give you the knowledge of how to make your selling time work for you so that you can make the very most of your selling efforts and become more successful in the process.
Moving right along, the first thing I’m going to do is provide you with a method for determining your true hourly worth, and then a method for determining your current productivity level.
Then, I will offer suggestions for how to ensure that you are operating at maximum productivity during each hour of your selling day.
So, without further delay, let’s get started.
Step # 1: Determining your hourly worth
Determining your hourly worth is quite easy if you use the simple mathematical calculation below.
Start with the total revenue you plan to achieve this year (say $1,000,000 – varies by industry) and divide that number by 52 (weeks per year) to get your worth per week. Next, divide the number you found above by 40 (hours per week) to get your hourly worth and that is what you are worth to your company during every selling hour of the day.
For example, using the formula above, the calculations would be as follows:
$1,000,000 / 52 weeks = $19,230.77 (weekly worth)
$19,230.77 / 40 hours per week = $480.77 (hourly worth)
In this case your selling time is worth $480.77 per hour
Now that we know your true hourly worth, we have to figure out if every one of your selling hours is currently producing at a level of $480.77 per hour to determine if your days are as productive as they could be.
Step # 2: Figuring out how you currently spend your selling time
To determine if you are spending your selling time in a productive manner, you will need to track all of your tasks for an extended period (say two weeks) so as to figure out how you spend every hour of the day. In this step, literally keep track of how many minutes you spend doing every task during each day and put the findings on paper. Any format you use will be acceptable as long as your entire day is broken down and accounted for.
For best results, it is crucial that you be completely honest with yourself during this exercise.
If you find that you are actually spending a lot less time then you think taking care of non-revenue producing activities, don’t be surprised. A recent study showed that the average salesperson spends just 93 minutes in front of customers each day.
Staggering but true.
When you are trying to determine how you spend your time each day, be sure to include every activity. A daily average after two weeks might show the following time allocations:
Driving Time – 95 minutes
Socializing – 110 minutes
Coffee Breaks – 35 minutes
Administrative Tasks – 65 minutes
Actual Selling Time – 105 minutes
Customer Office Waiting Time – 30 minutes
Lunch – 45 minutes
Total Selling Time: 105 minutes
Assuming this was your findings, you now know that you’re not even spending two hours engaged in sales activities each day, and therefore you certainly are not producing at a level of $480.77 every single hour. I had a similar finding several years back when I broke down my own time expenditure and I chose to do something about it. Not only because I was shocked by the finding, but also because I was excited about the fact that I had just found a way to put more hours into my day.
Now the good news.
If your goal is to double your income and/or become the top sales producer in your office, this newfound knowledge might be able to help you.
For instance, in your attempt to double your income, you could look at spending twice as much time with your prospects each day. In the scenario above, this would mean simply finding a way to spend 210 minutes in front of prospects as opposed to 105 minutes.
Now, let’s see what we can do to make sure that this knowledge does not go to waste.
Okay, so let’s conclude that you would like to double your income and/or become the top performer in your office, here are 4 simple ways that you can strive to do so.
1) Make yourself accountable: A great way to ensure that you spend your time wisely is to make yourself accountable. For instance, now that you know your hourly worth and how to track your daily time expenditure, try posting a note with the following words in several visible places: “Is the task that I’m doing right now truly worth $480.77 per hour”???? Places in which this note could be placed include your desk, your car, your bathroom mirror, etc.
2) Learn to say no: Depending upon the nature of your employment, you might be able to say no to certain administrative tasks or internal meetings that are interfering with your personal productivity. Maybe you’re even in a position to delegate. Do it when it makes sense but again be careful here in how you handle saying no, and who you say it to. The idea is to make you more productive, not unemployed. It’s probably just as easy (and just as productive) to say no to your co-workers and friends; as described below.
3) Minimize social chatting: Learning to minimize weekday lunches with friends and extended coffee breaks with talkative co-workers is a great way to reduce wasted time. Just be sure you don’t completely rid yourself of relaxation and socialization. I’m not trying to turn you into a workaholic here. Just trying to make you more productive. I truly enjoy good conversation and I understand that this is a tough one to confront. Especially if you too enjoy conversing with friends and co-workers during the work day, but you must strive to keep the eye on the prize and keep socializing to a minimum during your selling time.
4) Reward yourself: Every time you can truly say that you increased your productivity during a week or if you feel you had a productive and successful week, reward yourself. Be strict with the rewards and only allow yourself the reward if you truly earned it. In no time at all, you’ll find yourself wanting these little (or big) rewards and you’ll work even harder to make sure you earn them. Rewards can be great motivators. Just make sure you can afford the reward. I don’t want you to go broke trying to get rich.

There are no industry standards to designate a good colocation facility, but key areas can help identify one: power, cooling, Internet connection, and service. Good colocation facilities offer reliability through redundancy, maintenance, and service, meaning more uptime for networks and longer equipment lifetimes. Ask questions, be prepared to research answers, and look for the facility that meets the needs of their customers.
Power
A good colocation facility will have a power system with backup units not only for the generator, but also the universal power supplies (UPS) and transfer switches or circuit breakers.
- UPSs run the servers while power switches from regular electricity to generators. Regardless of quality, UPSs fail regularly, so facilities must have multiple UPSs running sufficiently below capacity to manage the total server load if one fails. Transfer switches or circuit breakers switch power to the generators.
- Circuit breakers are more dependable than transfer switches, but it is important to have a backup for either system so that power can be transferred regardless of equipment failure.
- As the primary source of power during an outage, the generator must be large enough to handle 1.5 times the total building load. If there are multiple generators, the colocation facility must be able to transfer the load between generators, otherwise a failure could disable all generators.
Cooling
An overlooked consideration for uptime and equipment maintenance is cooling. All servers generate heat yet are designed to operate at room temperature, between 72F and 76F. Computer room air conditioning (CRAC) units, chillers, and facility layout ensure that all servers receive adequate cooling. High-end colocation facilities regularly maintain cooling systems and monitor temperature, humidity, and power usage for optimum server performance.
- Chillers pipe cooled fluids to the CRAC units. There must be redundant pumps and chillers which automatically take over in case of failure so that the CRAC units continue to operate.
- CRAC units are large (20 to 30 tons), specialized air conditioners which constantly blow cold air. The minimum number of CRAC units to cool a facility is .030 tons per square foot. If there are four 30-ton units and the facility is 4,000 square feet, then there are .030 tons per square foot (120 tons 4000 square feet).
- The facility layout should have designated hot and cold rows. Server fans blow hot air from the back of the servers into hot rows; the CRAC units blow cold air down cold rows across the front of the servers. Solid floor facilities should have return vents on one side of the room to draw hot air from the servers, and cold air vents in the ceiling blowing down the top of the server racks. Raised floor designs should blow the cold air with enough pressure to force air to the top of the racks.
Internet Connection
There are two major types of Internet connection.
- Tier 1 providers create national networks which are dependable and fast but tend to have high latency and poor out-of-network performance.
- Tier 2 companies buy access from multiple tier 1 networks, so they have speed and dependability combined with better latency and performance from a wider network. Some tier 2 providers offer performance routing to route traffic more efficiently between networks, boosting network performance by 50% and creating a self-healing network.

Q. How do I overcome the 16-year-old who does things only on his time frame. For instance, when I ask him to do something, he intentionally takes his time just to upset me. I’m not sure what to do.
A. This is a great question for at least two reasons: It provides an opportunity to share some basic principles for parenting adolescents and lets me deliver some solutions.
Basic Principles
The average 16-year-old is 16 going on 26 and 16 going on 6 all at the same time.
Take the verbal ability and “wisdom” of 16 going on 26, mix well with the “I want what I want when I want it, which is now!” of the 16 going on 6, and you have a powerful, demanding and highly manipulative creature.
You cannot “make” a teen-ager do much of anything. At least not without lots of nasty consequences to you, the teen and the relationship.
As I’ve said many times before, trying to control a teen-ager is like trying to put pants on a gorilla. It’s just going to frustrate you and make the gorilla really mad.
With the right strategies, however, you can have a great deal of influence on your teens, their choices and their environments. More on this a little later.
Teen-agers, just like all children, are by nature very obedient.
No, I haven’t lost my mind or left the real world. Teens are very obedient to the ways in which we teach them to behave. We teach them how to behave either directly, by our example, or indirectly, by what we allow them to get away with and by what we allow them to do.
Solutions
Somehow, and it really does not matter so much how, your son has gotten the idea that he can get away with what he is doing.
Here are three solutions to turn this thing around:
1. Our kids are bright and know what bugs us. As they become older, it gets to be a sport to see what they can make us do in our frustration. It makes them feel a little powerful.
So, the first solution is to unhook from the behavior and responses that are so upsetting to you. Since the behaviors have probably been occurring for some time, you simply should stop acting surprised by them. Expect the behavior. When it comes, unhook from the invitation to get upset.
As your son opens his mouth and/or behaves in the way that has upset you up until now, picture a big hook coming out of his mouth straight at you to hook you in. Then picture yourself ducking it, swatting it away or just smiling with your mouth closed.
If nothing else, this will amuse you and cause you to smile in a stressful situation. That will make your child wonder what is going on, which is good in this situation.
2. Next, provide an “illusion of choice and control.” Part of the struggle for adolescents is to be more and more in charge of themselves, which involves having more control and choices in their own lives. We want them to be more and more in charge of themselves, or they will be living at your home when they’re 30.
So, when you want your teen to complete a task, let’s say taking his shoes to his room, here’s what you say: “I want you to get your shoes in the bedroom. You can do it now or by the end of the next commercial, (when this show ends, before you go to bed, etc.)” You, as the parent, picks the “by when” part.
3. Follow this up with: “You’ve got some decisions, choices and results to make. If you decide to choose not to do what I have asked, then the bad result will be …” _ something you as the parent can control and that will be sufficiently unpleasant to your teen. Since, in this case, he is 16, if he has a driver’s license you have some very nice leverage.
You continue: “If you decide to do what I’ve asked, then the good results will be you get to do more of what you would like to do. I’ll be watching to see what you decide.”
Then walk away. Don’t engage in any debate.
And one more suggestion: As you enter into this plan, you have to be willing to stick with it for the long haul. I can predict that, as you apply these solutions, you will receive some “change back” behavior from your son.
Change back behavior is basically your son saying, “But Mom, I liked it the way it was before when I was in charge. Please tell me you don’t really mean this! And, since I think you really don’t mean it, I’m going to try my best to get you to back off and change back.”
What you will not get is, “Thanks, Mom. What a great solution to this problem we have been having. I think I want to grow up to be a counselor now.”
Nope, just won’t happen.
Stick with these solutions, and I think you will like the results.
